Fair Lawn Commons Introduction:  By November, the 340th and last apartment at Fair Lawn Commons (the 21 building development along Route 208) is expected to be completed.  Christine Famularo, rental agent at Fair Lawn Commons, told Fair Lawn News that they have never had to advertise to fill their apartments, even the ones directly on the highway. Rents:   Rents range from $1,225 (769 square foot, 1 bedroom) to  $1,725 (1,275 square foot, 3 bedroom).  Utilities are extra.  Amenities:   When completed, Fair Lawn Commons will have two small playgrounds and a clubhouse with an exercise room.  What Fair Lawn Commons calls a pond, borough planners calls a detention basin for flood control.  What Potential Residents Are Told About Fair Lawn:  Potential residents are told of Fair Lawn’s “exceptional amenities and activities” and Fair Lawn Commons' convenience to shopping, highways and the train station.  Planning Board Approval:   Scott Levy, Vice Chairman of Fair Lawn's Planning Board, told Fair Lawn News that the development was approved by the borough because it answered Fair Lawn's affordable housing needs and because the developer compromised on issues like landscaping and amenities. Affordable Units:  Of the 340 apartments, 52 of them fall under the state's affordable housing program.   Rents for a low income (less than $32,000) family of four are $547 and for a moderate income family (between $32,000 and $51,000) are $879.  According to E.J. Miranda (a spokesman for New Jersey's Department of Community Affairs), current Fair Lawn residents are not given any preferences for these affordable units.  The NJ State Supreme Court has declared (under its Mount Laurel rulings) that all municipalities have a constitutional obligation to help meet the state’s affordable housing needs.  Bergen County has almost 8,000 units considered affordable with eligibility and waiting lists administered through the state.  If you are interested in applying for an affordable unit anywhere in New Jersey you can call the state’s Housing Affordability Service (HAS) at (609) 292-9795 or http://www.state.nj.us/dca/dhcr/guide.htm.
